Singapore's housing rules are byzantine: HDB BTO, BTO singles, joint singles, resale, EC, private, landed, Sentosa Cove — each with different citizenship, age, income, and ownership rules. This checker walks you through them in one shot.

Combined income: $12,000

HDB BTO (new flat)

✓ Eligible

Family scheme: at least one citizen + one citizen/PR fiancé/spouse, both ≥ 21. Income ≤ $14,000. No prior subsidised housing.

HDB BTO · Singles (2-room flexi)

✗ Not eligible

SG Citizen single, ≥ 35 years, household income ≤ $7,000. 2-room flexi only.

HDB BTO · Joint Singles

✗ Not eligible

Two SG Citizen singles, both ≥ 35, combined income ≤ $14,000.

HDB resale (Family scheme)

✓ Eligible

At least one citizen + one citizen/PR. Married or fiancé. ≥ 21. No income ceiling unless using CPF Housing Grant.

HDB resale · Single Singapore Citizen scheme

✗ Not eligible

SG Citizen single, ≥ 35. No income ceiling (unless using grants).

Executive Condominium (new)

✓ Eligible

Family scheme + at least one SGC. Income ≤ $16,000. ≥ 21.

Executive Condominium (resale)

✓ Eligible

After 10 years from TOP, ECs become privatised — anyone can buy (SGC/PR). Foreigners still cannot until 10 years.

Private condo / apartment

✓ Eligible

Anyone can buy (SGC, PR, foreigner). ABSD applies for 2nd+ properties and foreigners (60%). HDB owners need to satisfy MOP first.

Private landed

✓ Eligible

SGC: yes. PR: requires LDAU approval (rare, must reside ≥ 5y + make economic contribution). Foreigner: no, except Sentosa Cove via LDAU.

Sentosa Cove (foreigner-eligible)

✓ Eligible

Foreigners may buy landed at Sentosa Cove via LDAU approval (one residential property, owner-occupation only). Other landed not permitted.
