What this assumes

Assumptions & limits

  • MSR (HDB): monthly loan repayment ≤ 30% of gross income.
  • TDSR (private): total monthly debt servicing ≤ 55% of gross income.
  • Stress rate: 4.0% (MAS rule for loan eligibility).
  • Financing: bank loan up to 75% LTV, with at least 5% of the price paid in cash. A smaller loan is used when cash and CPF can fund a larger downpayment.
  • Cash and CPF: kept as separate constraints. CPF is allocated only after the minimum cash downpayment; duties are included in cash needed because reimbursement timing can require cash first.
  • Tenure: 25 years.
  • BSD: 1% on first $180k, 2% next $180k, 3% next $640k, 4% next $500k, 5% next $1.5m, 6% above $3m.
  • ABSD: SGC 2nd property +20%, SGC 3rd+ +30%, PR 1st +5%, foreigner +60% (headline rates before any remission or refund).
  • This does not determine HDB eligibility, grants, valuation shortfalls, CPF withdrawal limits, age/lease restrictions, legal fees, or loan approval.

What's MSR, TDSR, BSD, ABSD?

MSR — Mortgage Servicing Ratio
Applies to HDB and ECs. Monthly loan repayment can't exceed 30% of gross monthly income.
TDSR — Total Debt Servicing Ratio
Applies to private property. Total monthly debt obligations (loan + car loan + credit card minimums + this new property) ≤ 55% of gross income.
BSD — Buyer's Stamp Duty
Progressive tax on every property purchase. 1–6% depending on price.
ABSD — Additional Buyer's Stamp Duty
Extra on top of BSD: SGC 2nd +20%, SGC 3rd+ +30%, PR 1st +5%, and foreigners +60%, before any applicable remission or refund.
LTV — Loan-to-Value
Maximum share of the price that can be borrowed (modelled at 75%). A cash-rich buyer may borrow less. At least 5% of the price must be paid in cash.
Stress-test rate
4.0% — MAS-mandated rate used to test affordability regardless of actual mortgage rate.
